No Post Code Envy? Just Give it a Little Time! Part III
In a recent conversation with a senior acquaintance, I was describing the difficulties of our local real estate market. Her two-word response of "It's Merrick!" seemed simplistic to me, at first, in light of all the complications that have arisen with the rezoned flood maps and their, consequential, meteoric rise in insurance premiums.
With time, I came to see her perspective for the long view in which it was intended.
Merrick, like many of the Long Island south shore communities bordering Sunrise Highway, has a tremendous amount to offer and it's only rational to believe that, given a chance, this, too, shall pass.
As a Merrick resident, I need only think back to what drew me here almost five years ago and remember that, what was true then, still very much exists today.
Merrick is conveniently located 45 minutes from the City and it is well-known for its award-winning schools, There is easy access to highways, and, short distances (or walking) to transportation, shops, restaurants, houses of worship. Jewel Quinn Senior Community Services, Merrick Golf Course, Norman J. Levy Park & Preserve, (affectionately known as Merrick Mountain) Merrick Cinemas offering special bargain pricing and just about anything else you can possibly need in the course of daily living.
Buyers tend to come to Merrick as young, married couples and stay a lifetime! They put down roots, start a family and become a vital part of the community. When the children grow up, they leave temporarily to attend school and pursue job opportunities, but, more often than not, they marry and come back again, to begin a new generation of homeowners. Merrick has that small town feel.
Land is at a premium in Nassau County. There just isn't any left. Builders have to head east to find anything still available. It stands to reason that existing homes values will not only be maintained but, increase in due time. Messy, current conditions need only be waited out.
Merrick has and, always will be, a desirable place to settle down. Seen in this light, "It's Merrick!" suddenly seems entirely more plausible.
Until the much anticipated return of our south shore buyers, a luxury rental market remains a viable option.
