Please don't label these "comps!"
Whether you're a family member, a friend or someone who has completely won over his client with impressive real estate skills, I bet you normally make a terrific Buyer's Agent.
In every neighborhood, nuances are important. North of the highway is not the same community as south, waterfront properties differ from non-waterfront and a description that reads,
"Sandy Damaged Home. Some Hazards May Exist. Cash Or 203K Only. Great Investor Or Contractor Home!!! Sold As Is!"
does not accurately describe the condition of the home in question.
It's like apples and oranges.
Yes, I know the offer is low and you're struggling to show proof that it's acceptable.
But it's not. You haven't convinced me or my homeowners. They are "motivated" as we like to say in our industry but have not yet reached a state of desperation.
So I've sent you better comps. Please review them and take them under consideration when you counter offer.
I hope for a successful transaction. Your clients are lovely and would fit seamlessly into this comfortable, tight-knit neighborhood.
